The Cocoa Business Center at The Crossings was conceived as a modern, multi-tenant commercial hub within the larger “Crossings” development in Rockledge, Florida. Designed to support retail, office, and professional tenants, this two-suite commercial structure provides an adaptable shell layout with clear-span interior space and service flexibility. CAD Design Systems provided complete architectural design, structural coordination, MEP layout, and visualization services, delivering a build-ready and permit-compliant design package used by developers and contractors for both marketing and construction. The design emphasizes long-term adaptability — supporting a variety of uses such as professional offices, boutique retail, and small restaurant concepts — while maintaining a cohesive architectural identity consistent with the master development.

Design & Construction Highlights

Architectural Layout

  • Two Core Tenant Suites:
    Each suite is designed as a fully independent commercial space with separate mechanical, electrical, and plumbing systems.
  • Central Core:
    A shared service corridor with mechanical rooms, electrical panels, and ADA-compliant restrooms for efficiency and maintenance access.
  • Flexible Shell Space:
    The open structural layout allows for future interior partitions and tenant-specific build-outs without structural modifications.
  • Facade Design:
    A symmetrical exterior with large storefront glazing, vertical architectural reveals, and modern color bands that enhance visibility from the main roadway.
  • Interior Heights:
    14’-0” clear ceilings with concealed mechanical systems in drop zones to accommodate tenant HVAC and lighting preferences.

Structural & Foundation Design

  • Slab-on-grade construction using 4,000 PSI concrete with reinforced footings designed per the 2023 Florida Building Code (FBC).
  • CMU perimeter walls with continuous tie beams, lintels, and hurricane-rated anchor connections.
  • Steel beam and column framing at entry storefronts to allow for open façade spans.
  • Roof assembly with structural trusses, insulation, and white TPO roofing for energy efficiency.
  • Structural design accounted for ASCE 7-16 wind load provisions and 140 mph Exposure C wind conditions.

Mechanical, Electrical & Plumbing (MEP)

  • Mechanical:
    Designed for split-system air conditioning with rooftop unit options and curb supports integrated into truss design.
  • Electrical:
    Individual service panels for each tenant space; underground conduits stubbed for future metering per NEC 2023.
    Lighting design includes wall-mounted LED fixtures and soffit downlights for enhanced nighttime appearance.
  • Plumbing:
    Restroom rough-ins and water lines extended to suite partitions for ease of future tenant connections.
    Cleanouts, vents, and water hammer arrestors per Florida Plumbing Code 2023.

Civil Coordination

  • Site layout coordinated with The Crossings’ overall grading and drainage system.
  • Front sidewalk alignment and ADA ramps tied into the master site’s pedestrian system.
  • Integration with shared parking and landscape buffers to create continuity between adjacent buildings.
  • Outfall design coordinated with the master stormwater pond system for compliance with local water management requirements.

 

Exterior & Façade Design

  • Material Palette:
    • Neutral off-white stucco finish with bronze and warm wood-tone accent bands.
    • Aluminum storefront framing with impact-rated glazing.
    • Horizontal shadow lines and parapet detailing to define each tenant bay.
  • Lighting & Signage:
    Concealed LED uplighting and dedicated signage panels centered above each tenant entry for balanced branding.
  • Landscaping:
    Palm trees, accent shrubs, and low-maintenance perimeter plantings align with the Florida coastal aesthetic.
  • Parking & Access:
    Shared parking area with direct access from the main driveway, including ADA stalls and accessible routes.
