This Dual-Tenant Restaurant Design project features two independent suites (R1 & R2) centered around a unique open-air culinary courtyard, creating a vibrant community dining hub. CAD Design Systems delivered the full design, from 150 MPH wind load structural engineering to specialized MEP coordination for commercial kitchens, including grease waste and dual-service utilities. The architectural design ensures efficient separation of guest and service traffic and features a modern, coastal aesthetic. Our 3D walkthrough rendering was a primary marketing tool for developer leasing, providing a complete, permit-ready construction drawing set.

Architectural Layout

  • Two Restaurant Suites (R1 & R2):
    Each tenant space includes a complete back-of-house system—cook line, dish area, bar, prep, office, and storage.
  • Courtyard Concept:
    The building footprint and pedestrian walkways form a central open-air dining zone connecting both restaurants. This “culinary courtyard” encourages community interaction and outdoor experiences.
  • Efficient Circulation:
    Logical separation of guest, kitchen, and service traffic—ensuring front-of-house ambience is maintained while back-of-house operations run efficiently.
  • Restrooms:
    Shared core with four ADA-compliant restrooms located between the two tenant suites.
  • Adaptability:
    Layout allows potential subdivision or connection for a single anchor tenant if needed.

Structural & Foundation Design

  • Construction Type: Masonry + steel hybrid structure with reinforced CMU exterior walls and steel roof framing.
  • Foundation: Continuous 16-inch footings with reinforced slab-on-grade design, per the 2023 Florida Building Code (FBC) Residential and ASCE 7-16.
  • Roof System: Low-slope insulated TPO roof with parapet walls and concealed drainage.
  • Wind Design: Engineered for 150 mph Exposure C coastal conditions.
  • Interior Framing: Steel stud walls with moisture-resistant backing for kitchen areas; framed openings coordinated with hood systems and fire-rated assemblies.

Mechanical, Electrical & Plumbing (MEP)

  • Mechanical:
    Split-system HVAC units sized independently for each tenant; exposed duct options in dining areas for modern industrial aesthetics.
  • Electrical:
    Individual 400 A service panels with dedicated circuits for kitchen equipment, coolers, and exhaust hoods. Lighting design includes a mix of recessed LEDs, pendant fixtures, and decorative sconces to emphasize ambience.
  • Plumbing:
    • Full sanitary and grease waste system with dedicated interceptors per FBC Plumbing 2023.
    • Domestic water and gas distribution designed for simultaneous dual-tenant operation.
    • Hot-water recirculation lines insulated to R-4 standard for energy efficiency.
  • Fire Protection: Fully sprinklered per NFPA 13 with concealed heads in dining zones.

Civil & Site Integration

  • Grading and drainage coordinated with the parent commercial parcel’s stormwater system.
  • Rear access for deliveries, waste collection, and maintenance isolated from customer areas.
  • ADA-compliant pedestrian paths connect parking, courtyard, and front entries.
  • Utility tie-ins for water, sanitary, and electrical services consolidated along a central corridor to simplify construction.

Exterior & Landscape Design

  • Material Palette: Smooth white stucco with textured stone bases, bronze metal canopies, and warm cedar-tone wood slats at entry portals.
  • Glazing: Full-height storefront systems enhance visibility and natural light.
  • Lighting: Integrated canopy LED strips and bollard lighting for evening ambience.
  • Courtyard: Brick-paver surface with planters, palm clusters, and accent greenery creating a relaxed, coastal dining experience.
  • Signage: Wall-mounted back-lit tenant signage and freestanding monument sign coordinated with the development’s visual identity.
  • Parking: Front and side lots provide direct access, including designated curbside pickup spaces for takeout and delivery.

Visualization & Walkthrough Rendering

A full 3D walkthrough was produced to capture both the exterior and interior ambience. The animation served as a marketing and leasing tool for prospective restaurateurs.

  • Exterior Flythrough: Showcases façade textures, canopy lighting, and parking approach.
  • Interior Path: Guides viewers from entry through bar and dining spaces to the shared courtyard.
  • Lighting Study: Demonstrates warm evening illumination and reflections through storefront glass.
