Description

The Cocoa Master Bath Renovation project involved transforming a dated and closed-off primary bathroom into a contemporary, spa-like retreat. CAD Design Systems was responsible for the full design and documentation package, including demolition plans, construction plans, and 3D visualizations to help the homeowner visualize every detail before construction. The remodel combined modern finishes, improved lighting, and an efficient reconfiguration of space — creating a layout that maximizes comfort, functionality, and long-term usability.

Existing Conditions & Demolition Plan

  • Demolition Layout: Carefully documented removal of existing partition walls, doors, and finishes to open up the master suite and create better flow

Demo Plan

  • Selective Plumbing Demo: Existing shower and vanity lines relocated for an optimized layout while minimizing slab disturbance.
  • Electrical Rework: Existing electrical circuits rerouted to support new lighting and outlets per NEC 2023.

New Construction & Layout

  • Reconfigured Floor Plan: Redesigned space now includes a spacious walk-in shower, floating vanity, linen storage, and an expanded master closet.
  • Improved Circulation: Door swing and wall relocation increased usable floor area, enhancing comfort and accessibility.
  • High-End Fixtures: Integrated wall-mounted faucets, low-profile LED lighting, and water-saving fixtures.
  • Structural Coordination: Minor framing adjustments coordinated with load-bearing walls to accommodate new openings and recessed niches.

Plumbing & MEP Coordination

  • New Drain Layout: All waste and vent lines installed in compliance with 2023 Florida Plumbing Code, using PVC DWV and CPVC domestic lines

  • Vent & Cleanout Placement: Strategic cleanout locations designed for long-term maintenance accessibility.
  • Hot Water Efficiency: Short-run water supply lines insulated to R-4 per Florida Energy Code standards.
  • Exhaust & Lighting: New low-noise exhaust fan, recessed lighting above shower, and motion-sensor lighting for nighttime use.

Interior Design & Finishes

  • Shower: Frameless glass enclosure, floor-to-ceiling dark blue tile accent wall, rain shower head, and built-in corner bench.
  • Vanity: Floating double-sink vanity with integrated lighting, matte-black fixtures, and LED mirror.
  • Flooring: Slip-resistant porcelain tile in light gray tone to complement the darker accent finishes.
  • Color Palette: A blend of coastal-inspired whites and blues paired with natural textures for warmth and sophistication.
  • Storage: Built-in linen cabinet for added functionality without compromising space.
