The Rockledge Corner Collective is a one-story commercial retail plaza designed as part of a growing Central Florida business corridor. This 7,732-square-foot development was conceived to serve a diverse tenant mix, accommodating retail, office, and service-based businesses. Each of the eight suites was designed for adaptability and ease of future tenant build-outs, offering both functionality and long-term investment value.

Architectural Layout

  • Eight Mercantile Suites: Units C01–C08, averaging 965 sq. ft. each, designed for flexible retail or professional occupancy.
  • Private Restrooms: Each suite includes a dedicated ADA-compliant restroom and rear service corridor.
  • Storefront Design: Floor-to-ceiling glazing and aluminum framing maximize natural light and visibility.
  • Tenant Flexibility: Common demising wall system allows units to be combined or subdivided based on leasing needs.
  • Entry & Circulation: Wide front sidewalks and direct parking access enhance the customer experience.

Structural & Foundation Design

  • Foundation: Reinforced concrete slab-on-grade with continuous footings and #5 rebar at perimeter beams.
  • Walls: CMU load-bearing walls with horizontal and vertical reinforcement designed per 2023 Florida Building Code (FBC) and ASCE 7-16.
  • Roof System: Light-gauge trusses with parapet framing designed to support HVAC units and resist 150 mph wind loads.
  • Open Framing: Steel columns and beams support wide storefront openings for unobstructed retail façades.
  • Lintel Coordination: Designed for simplified infill options to expedite future build-outs.

Mechanical, Electrical & Plumbing (MEP)

  • Mechanical: Individual split HVAC systems allow each tenant independent temperature control and energy efficiency.
  • Electrical: Dedicated service meters and distribution panels for each suite, wired to NEC 2023 standards.
  • Plumbing: Wet walls centralized for cost-effective routing of water supply and sanitary lines.
  • Roof Drainage: Downspouts and tie-in points coordinated with civil stormwater plan for efficient runoff control.

Civil Coordination

  • Coordinated grading and parking layout with master site civil drawings.
  • ADA-compliant ramps, walkways, and entry slopes for full accessibility.
  • Integrated landscape and irrigation zones for low maintenance and visual consistency.

Exterior & Façade Design

  • Aesthetic: Contemporary architectural styling with clean lines and layered textures.
  • Materials:
    • White stone veneer base for natural durability and visual grounding.
    • Horizontal wood-grain composite panels for warmth and contrast.
    • Bronze metal canopy elements for shading and architectural rhythm.
  • Signage: Designated tenant signage areas above each storefront for unified visual identity.
  • Lighting: LED soffit and wall-mounted fixtures enhance security and nighttime presentation.
  • Landscaping: Palm-lined frontage with native shrubs and trees to align with the Florida coastal aesthetic.

Visualization & Presentation

CAD Design Systems produced a complete 3D rendering and walkthrough visualization for developer presentations and city approvals.
