The Satellite Beach Renovation is a comprehensive redesign and expansion of a one-story coastal residence. CAD Design Systems delivered a complete architectural and MEP design package, including all construction drawings, permitting documentation, and 3D visualization.
The renovated home totals 2,313 sq. ft., with three bedrooms, two-and-a-half baths, and a one-car garage. The project focuses on creating a modern, functional living space that integrates open-concept interiors with energy-efficient building systems, while preserving the relaxed coastal character of Satellite Beach homes

Structural & Foundation Design
- Foundation: Reinforced concrete slab-on-grade with continuous footings and CMU load-bearing walls designed to meet the 2023 Florida Residential Code.
- Framing: Engineered trusses and hurricane clips rated for 150 mph wind loads (ASCE 7-16).
- Openings: Expanded window and door headers framed with #5 reinforced lintels for impact-rated glazing.
- Moisture Protection: Termite treatment and vapor barrier systems implemented under all new slabs.
- Roofing: Low-slope roof system with attic ventilation and radiant barrier insulation for energy efficiency.
Mechanical, Electrical & Plumbing (MEP)
Mechanical System
- Fully designed HVAC plan featuring a 2.5-ton air handler with 800 CFM and a 16 SEER outdoor condenser unit, designed per ASHRAE and SMACNA standards

- Ductwork constructed with 1.5” fiberglass board (R-8 value) and insulated flexible supply lines.

Plumbing System
- Designed in accordance with 2023 Florida Plumbing Code and PDI water hammer arrestor standards.
- Hot and cold water routed via CPVC piping, wrapped in R-4 insulation per Florida Energy Code

- Roof: Architectural shingles in coastal gray tone, hurricane-rated for durability.
- Landscape: Drought-tolerant native species including palms and sea grasses.
- Outdoor Living: Rear patio extended with paver surfacing for gatherings and relaxation.
Visualization & Walkthrough Rendering
A 3D perspective rendering and walkthrough animation were produced to help the homeowner visualize the project prior to permitting. The visuals showcased:
- Updated façade and roofline proportions.
- Open living space flow from kitchen to dining to family room.
- Interior lighting and color coordination across material selections.
These renderings were also used as presentation materials for HOA and permitting reviews.
